The Commercial Tenancies (COVID-19 Response) Act 2020 was enacted to protect small commercial tenants in Western Australia from eviction and other adverse actions during the COVID-19 pandemic emergency period. It modifies leases to prevent certain actions by landlords.

Small commercial tenants are protected from eviction and rent increases during the emergency period. Landlords are restricted from taking certain actions for breaches related to rent, operating hours, or other prescribed acts/omissions. Disputes are addressed via the Small Business Development Corporation or the Tribunal.
