PL403 PLANNING AND DEVELOPMENT ACT 2005 APPROVED LOCAL PLANNING SCHEME AMENDMENT City of Mandurah Local Planning Scheme No. 12 Amendment No. 4 File: TPS/2977 It is hereby notified for public information, in accordance with section 87 of the Planning and Development Act 2005 that the Minister for Planning approved the abovementioned amendment to the City of Mandurah Local Planning Scheme No. 12 on 14 April 2026 for the purpose of— 1. Modify the R-Code of Lot 801 Pleasant Grove Circle, Falcon, from R5 to R10 on the Scheme Maps. 2. Insert the following into “Schedule 1—Additional requirements that apply to land in Scheme area, Specific Site Requirements”— 796 GOVERNMENT GAZETTE, WA 15 May 2026 No Description of Land Requirement 8 Lot 801 Pleasant 1. The minimum habitable floor level for development shall be Grove Circle, Falcon 2.42m AHD, or a level that avoids inundation, as demonstrated through an approved Coastal Hazard Risk Management and Adaptation Plan, and which is overall no less than 2.25m AHD. 2. The minimum lot size shall be 1000m2 and the average lot size shall be a minimum of 1300m2. 3. Development shall be connected to reticulated sewerage. 4. Prior to any subdivision works being approved and/or development of the site, the following plans shall be prepared and implemented to the satisfaction of the Western Australian Planning Commission, the local government and/or the Department of Water and Environmental Regulation— a. A Coastal Hazard Risk Management and Adaptation Plan, in accordance with relevant State planning policy. b. An Environmental Management Plan, including but not limited to a fauna management and tree retention plan. The Environmental Management Plan must identify any vegetation on the site worthy of retention, including any potential habitat or foraging trees for threatened fauna species, and management actions to protect or minimise impact on the environment from subdivisional or development works. c.
