Question

I refer to the cost of building a new home in Western Australia, and I ask:(a) based on the most recent available data, what percentage of the total cost of a new house-and-land package in the Perth metropolitan area is attributable to State, Commonwealth and local government taxes, levies and government charges? I refer to the cost of building a new home in Western Australia, and I ask: (a) based on the most recent available data, what percentage of the total cost of a new house-and-land package in the Perth metropolitan area is attributable to State, Commonwealth and local government taxes, levies and government charges?

Answer

(a)        Using figures from UDIA WA for the average price of new land, and the Australian Bureau of Statistics for the cost of building in WA in 2024-25, State taxes equate to around about 1.65% of the total cost of a house and land package when constructed as a principal place of residence. How much tax may be payable to the Commonwealth Government or a Local Government is likely to vary depending on circumstances, and therefore such questions are best directed to those specific governments.
